03How we work

We are a practice of fourteen people working from a converted mill floor in Bradford. Most of our projects are publicly funded, community-led or both, and most of them involve a building that already exists.

That last fact shapes everything else. On a reuse project the survey is not preparation for the design — it is most of the design, and the money spent understanding what is already standing returns more than the money spent drawing what replaces it.

What we are good at

Buildings that have to work for a long time on a budget that was set before anyone knew what was behind the walls. Public rooms that stay open when the offices above them are shut. Plans that can be changed by the people who occupy them without calling a contractor.

We are less well suited to projects that need to be finished quickly and photographed once.

They spent the first two months telling us things about our own building that we did not know, and the scheme that came out of it was cheaper than the one we had asked for.
